Why Coastal NC Floors Require a Different Approach
In coastal North Carolina, concrete slabs face a unique challenge: high moisture vapor transmission. Because our water table is so high and the soil remains damp, moisture is constantly trying to push through your garage's concrete floor from the ground up.
When a standard coating is applied without a proper barrier, this moisture gets trapped. Over time, the pressure builds, leading to peeling, bubbling, and total floor failure. Most "peeling" floors aren't actually caused by hot tires — they are destroyed from underneath by moisture failure.
At Coastal Spaces, we don't ignore moisture. Our standard system uses a high-performance moisture-resistant base coat on every job — engineered to handle the vapor transmission common in coastal NC slabs. When moisture testing shows elevated emission rates, we add a full MVB primer before anything else goes down. Either way, we're addressing what's underneath before we coat what's on top.
The result is a coastal-grade finish that doesn't just look clean — it's engineered to survive the unique environment of our coastal NC slabs for years to come.

Garage Floor Coating FAQs
What is a Moisture Vapor Barrier and why does it matter in coastal NC?
A Moisture Vapor Barrier (MVB) is a specialized primer that prevents moisture trapped in coastal concrete from pushing upward and delaminating your floor coating. In North Carolina's high-humidity environment, skipping this step often leads to bubbling and peeling over time. Our standard system includes a moisture-resistant base coat on every job — and we add full MVB primer when slab testing warrants it.
Why polyaspartic instead of epoxy?
Epoxy was the standard for years, but it doesn't hold up well in coastal conditions. UV light breaks it down, the finish yellows over time, and moisture vapor pushing up through the slab — which is common on the sandy, high-water-table lots throughout New Hanover, Pender, and Brunswick — attacks the bond from below. Polyaspartic stays flexible through temperature swings, is fully UV-stable, and with a moisture vapor barrier primer, bonds reliably even on slabs with elevated vapor transmission.
How long does installation take?
Most installs are completed in two days. Day one is mechanical surface prep, the moisture-resistant base coat, and broadcast of the decorative flake; day two is the decorative flake finishing and the high-build polyaspartic topcoat. We'll confirm the schedule during your consultation based on garage size and anything moisture testing turns up during prep.
How soon can I park on the floor after installation?
Light foot traffic is safe at 24 hours, regular vehicle traffic at 48 hours, and heavy equipment 72+ hours — based on standard conditions at 75°F. Cure times can vary with coastal NC humidity and temperature. Full cure takes 5-7 days.
How do I maintain a polyaspartic floor coating?
Maintenance is straightforward. Because the surface is non-porous and slip-resistant, most dust and sand can be blown out with a leaf blower. For a deeper clean, a quick mop with water and a mild, pH-neutral cleaner is all you need.
Will it work on my existing concrete — even if it has cracks or stains?
Yes. Our prep process includes industrial diamond grinding to remove stains and open the concrete pores for proper adhesion. Surface cracks and pits are assessed during the on-site visit — we'll let you know exactly what your slab needs before any work begins.
Can you coat surfaces other than garage floors?
Garages are our most common project, but the coating system works on almost any concrete surface — patios, pool decks, driveways, sidewalks, you name it. If you want the same durable, easy-to-clean finish on your back patio or pool deck, we can make that happen. We recommend a texture additve for outdoor surfaces.
Pricing depends on the total square footage and the condition of your existing slab. For an accurate quote tailored to your specific garage, we recommend calling us for a free phone consultation.
